home buyers survey came back with this. any help?

Roof structure is supported by rafters and purlins. Timber members are generally in satisfactory condition given the age of the property. Party wall appears complete. For fire precautionary reasons party walls should be taken to the underside of the roof. There is no felt to the underside of the tiles. Underfelt provides a secondary line of defence against wind driven rain and without this, roof timbers and internal linings may become a risk of water damage. Within the next 5-10 years the main roof will need a full overhaul. Roof is vulnerable to the next strong wind and possibly of negative pressure back winding. The lack of a waterproof membrane will result in the requirement for increased repair and maintenance and it is possible that the roof will require re-covering in the near future. We would strongly recommend obtaining a quotation from a reputable contractor for the complete replacement of the roof covering in order that your potential future liability is known prior to exchange of contracts. Isolated repairs should be undertaken if you wish to avoid the complete recovering of the roof. Damp staining was noted to some of the timbers in close proximity and some rot or decay may be present. Some timbers were tested with a damp meter and elevated moisture readings were noted.Ventilation is not provided to the roof space. Insertion of four number vent tiles would be advisable after the full overhaul is undertaken unless breathable membrane is used.

I would strongly recommend that the roof should be striped off all roof tiles and set aside for re use, remove all old Barton's,re felt, using BREATHABLE FELT,and supply and fit new treated roof Barton's,re instate set aside tiles.prevous contracts will require scaffolding ( I am based in Portsmouth if a quotation is required) MR PAUL EMENEY

Basically you have no underfelt.You need to have it re roofed,you can use modern underfelt so the roof can breathe.You do not need any vents.Depending on what roof you have ie.Slate allow 50 percent for new slates . If roof is old with bad tiles replace with new clay roof tiles.

OK so this is the report.....what's the question? In my experience these reports are used as leverage to get money knocked off the price, many, many houses still have original roofs that didn't have any felt and many are still perfectly fine. Surveyors often speak out of there rear end so if you really like the property then get a qualified roofer to have a look but as you don't own the property expect to be charged for the service because 9 times out of ten whatever the roofer finds and subsequently quotes for will be used to get money off the house but you'll never actually get the work done.

I would strongly recommend the owner should have the roof stripped and re-tiled, using existing tiles if reusable. If the roof is left for the next 5/10 years in its present state, there is the potential for more exposure damage which inevitable may cause the owner more expense, where it has decayed over the years. A breathable felt will keep the heat within the property without going straight through the tiles. If using a good quality breathable felt - vent tiles would not be required.
