Confirming shoddy glass replacement by Housing Association

Anonymous user 23/02/2024 - 3.51 PM

Hi, I live in a noisy London Zone 1 area, in a housing association flat. After noticing condensation inside my double glazing window panes, the housing association replaced some glass panels, but sealed them badly and used thinner glass than the original, which meant it got even noisier in the flat, and moisture became a much bigger problem. I recently asked a window repair guy to come out and quote on replacing the glass again as I don't trust the housing association to do it properly, and this person said that the original glass was soundproofed and the replacement glass wasn't. Apparently I need 24mm laminated panels that are soundproofed. This guy said that his supplier didn't supply this glass. So I suppose my question is: Is there a supply problem with this kind of glass? The windows are aluminium double glazing (1 french door to juliet balcony, one awning window) around 23 years old. Keep hitting brick walls with this issue and it's really impacting my life, would appreciate any advice. I may also need someone to simply give written confirmation of the state of the windows so I can convince the housing association that a proper refit is necessary, is that possible? Thanks

Are you a tradesperson and able to answer this question?

There is no supply issue for laminated double glazed units and that will definitely help with sound proofing also you may need trickel vents fitted if the moisture build up continues and some restrictors fitted to the doors they should have been fitted when the doors were installed

There is no issue with supply of laminated glass most company's can supply it. As for moisture problems trickle vents might be able to be retro fitted but this might add to the noise problem.

There is currently no issue in supplying laminated glass units. It seems in this case they didn’t use sound proofing glass which is made of 2 glass panes of different thickness, one usually laminated the other toughened when needed, to achieve sound cancelling of 40-43 dB. Regarding the condensation problem it would be necessary to know where the condensation occurs. Is it the whole glass area or just along the the edges. There are different spacer bars (the strip between the glass panes) the better ones are made from plastic and mostly black. The silver ones are usually from aluminium or stainless steel and therefore create a cold bridge around the edges of the glass = condensation.
