Possibility of Asbestos in property due to age - general statement in Survey Report

Anonymous user 23/02/2024 - 3.51 PM

Hi. How can my son obtain a property asbestos survey before exchange of contracts on a property he is buying? He will have refurbishments to do and wants further advice on this generalisation of where this MAY be located in the property (no artex - the wonderful polystyrene ceiling tiles).

Are you a tradesperson and able to answer this question?

You would have to ask the vendors if they would allow an asbestos company in to advise where it may be present. Dependant on the age of the property asbestos can be present in a lot of areas. Marley floor tiles Bakelite light switches, door bell chime Soil pipes on toilets Toilet cisterns/seats Pipe lagging/old insulation Block walls Soffit boards on the exterior The list is endless, but you can find out the age of the property and then google what materials contain asbestos in that period property. A lot of pre 1980’s cement based products also contain asbestos as it was a cheaper alternative. Again, dependant on the age of the property, if the walls and ceilings are lath and plaster there may even be hair in the plaster. This hair can contain TB. Polystyrene ceiling tiles are a big no no for obvious reasons, let alone being hideous.
