i noticed a damp patch under the gutter a few months ago so arranged to have them cleaned thinking there may have been a blockage .They used a hose with a camera and noticed what they thought was a missing tile but it had actually been pushed back so rain water was missing the gutter in this section. i had to wait a few more weeks but the tiIe has now been pulled forward. i have no idea when this happened but it was suggested it may have been done when we had the soffits and fascias replaced which was about three years ago. The damp patch looks slightly improved but it is still darker than neighbouring properties. We have not had any rain for a couple of weeks but some frosts . Is it worth getting repointing done and maybe a sealant applied to prevent any issues going forward given the length of time the tile was pushed back. I am concerned that the tile was like this for a long time and wondering if it is worth getting repointing done and maybe a breathable sealant applied. I am not aware of any damp on the internal wall adjacent to the external damp patch.

Best Thing to do from stopping the damp ever coming back especially with these crazy weather's we are having a damp proof membrane or course fitted first which will protect any damp from getting anywhere in the building then use a breathable based sand/cement mixture over the damp proof course then if pointing is required in the area of where damp has occurred then definitely do it but the damp proof course will definitely help! No short cuts with this one. Hope This Helps! 😁🙏

If the repointing needs doing then yes, I suggest when it rains again you look to see if the gutter is working such as leaks. Damp does take a long time to dry up.
