Bay roof lead pulling from flashing - best solution

Anonymous user 16/03/2024 - 2.49 PM

The bay roof is lead and has moved over time and there is now a gap between the lead on the roof and the flashing. I've had a couple of roofers come and look to see what can be done. Both have said the existing lead roof is still in good condition. So far the options provided have been: 1. Remove the lead from the roof and re-position it and refix. With potential use of glass fibre coating to add additional protection. £550-£650 depending on if I have the glass fibre coating. 2. Remove the flashing and re-form and fix again to cover the gap. Digging out some of the mortar and re-doing where needed. Adding a glass fibre coating to seal it. £500 approx. I've got another company coming to take a look to see that they say. My gut feeling is the Option 1 doesn't sound right and Option 2 doesn't sound right!

If you use fibre glass on lead you will shorten its life span dramatically , it seems to be the norm these days to fibre glass everything spend my life fixing thing properly after these so called professionals Best bet reposition the lead if possible & replace the flashing if necessary. Good luck Alex

If there is a slight pitch to your bay roof the lead will slowly creep. The bay could do with repositioning and head fixing and welding over.depending on bay size etc.

Grp is fine over lead if the correct metal primer is used. Sounds like the bay is pulling away from the wall? If so needs bolting back in and leadwork flashing re done.
