Chimney breast removal without building control signoff

We are in an advance stage of exchange of contract on a property we want to purchase, only to realise, the chimney breast in the property was removed couple of years ago without proper building regulation certificate(building control completion certificate) although there was no obvious structural concerns but we believe without proper building control completion certificate, it may pose issues in future. Is there anyone in the house who would give us an advise and possibly a quote for this job please? We would also require the building control certificate processed by the interested tradesman. The property in question is situated in Eckington, Sheffield. S21 3EN

If it been in over 10 years with out movement or cracks. Then get retro perspective planning. £80.

Speak to your local building control officer and ask for a inspection (unsure of the cost this differs between areas) if they are happy they can then issue a certificate or advise on the work required. You could also have an indemnity built in to your purchase of the property to cover the cost of any work required.

Hiring the services of a good local structural engineer will be the best course of action. If your house is the same construction as your neighbouring properties then a good comparison and investigation of bedrooms, loft space and roof construction should be a very straightforward job for a structural engineer. You could expect to pay around £350+ vat for a site visit and short report. Most builders could offer the same advice but not many have the ability to provide a report like a structural engineer or surveyor.
