What planning and building regs approval for my garage conversion

Nearly four ago we had some building work in our garage to make it more usable as a home office. This included laying a floor, putting in more insulation, lighting and new stud walls. We didn’t know about the need for building regulations approval and so this was unfortunately not sought. I would now like to remove the garage door and replace with bricks/cladding. The garage is too cold alot of the time . If possible I would also like toextend the footprint by up to 1 metre at the front. More space would be helpful and the opportunity arises if taking the door out. After a lot of reading I cannot establish if I need planning permission and building regs approval to do this? I am not in a conservation area. If this is required I am concerned that the process will review the earlier work and create problems. Again it is unclear what the time limit for enforcement is and the likelihood of any action Any advice would be greatly appreciated

if you are in a conservation area you will need planning especially as you intend to charge the appearance of the building, your best bet is speak to your local council and feel out the situation, good luck Alex

You will need to contact your local council and ask for advise on this. Most definitely you will need to comply with building regulations this should be with any works you have undertaken.

Hi there, As you mentioned you are not in a conservation area, the rules regarding planning are slightly easier, and as such you do have permitted development rights for this, but there are a few things that would need assessed. The first is whether your garage is attached to your house. If it is attached then in most cases you would not need planning. If it is not attached then you would most likely need planning for the conversion. But you talked about extending to the front by about 1m. That is almost certainly going to trigger your need for permission and that would allow you to clear up any possible outstanding problems relating to the previous need for planning. As for the building regulations aspect, you definitely need that approval no matter whether you need planning or not. And it is possible that the work that you have done to date does not comply with the current regulations. That would have to be assessed and possibly added to, or even removed totally and redone. Without that approval your household insurance could be void. I would suggest that you seek professional advice as to how to proceed. They should be able to deal with both areas of Local Authority submission, and advise you as to other professionals that you may need.
