Timber frame extension first floor

Hello guys, I would like throw this question out there for some guidance. I would like to build a timber frame extension on my semi detached property, which currently has a 6 x 6 metre ground floor extension. Due to the planning authorities we are only able to build 4 x 3 metre for the first floor (meaning the timber frame would be built not on the bottom walls foundations). Speaking general terms, would we require beams to be installed to hold the load of the timber extension or not? Many thanks

Ssb civils Would recommend to speak to structural engineer who would be able to recommend the best option and give a structural engineer report so building control can work along side what’s recommended Regards Scott @ ssb civils and general builders

You will need to consult a structural engineer, who would be able to design the correct steel sizes for you to build the timber frame off.

I would advise getting a structural engineer to visit, not only will they prepare a report they can advise on what materials are best to use and more environmentally friendly.
