Cracks on internal walls
Anonymous user 09/03/2024 - 3.32 PM
Hello We keep finding cracks on our walls.. they seems to consistently reappear, adjacent to each other across the wall, getting bigger and longer. Mainly only the door frames and the corners of the walls. Any tips ? Should we get a builder in as we worry about the place falling to pieces (ha!) - house was built in 1920’s

I'd suggest getting a structural engineer to have a look , sounds like it could need underpinning

A builder checking it over wouldn’t harm, due to the age of the property id say its just old plaster cracking

Agree with the posts about a structural survey wouldn’t be the worst spent money if the cracks are re-appearing.
In the meantime taping the cracks with scrim tape before skimming over with easifill, then sanding back before painting will give you the very best chance of the cracks not coming back again!

I would definitely get a structural engineer to have a look. Where the windows are situated is a weaker part of your wall hence the need for lintels etc. So any movement for example due to inadequate footing or foundations can show trough cracks. I would get that looked at as left unattended my end up costing you more later down the line. But it could be that you're near a busy road and vibrations may have contributed, or if you replaced wooden windows with pvc, was the lintel fitted/replaced?. There could be multiple reasons. Get a pro to check it out, and you'll know for sure.
