Leaking pitch roof - conflicting repair options

Hi , Can anyone share any advice? Have a single storey extension with concrete roof tiles. How we have a leak at the lower end of the pitch on the inside . On further inspection it looks like it is an old leak ( only moved into place a few months ago) as from the staining that as appeared and looks like someone drilled an inspection hole . Had four roofers round. No1 . looked at roof and inside damage and said felt failed . Described work as remove 4 rows and refelt and add new batons. Depends on what is found maybe rest of felt this was said without moving any tiles , just getting on a step ladder. Verbal quote. The other three said pitch of roof is not enough. two of them moved tiles and showed the soaking felt and batons and these both said best bet would be to replace with a flat felt roof , due to pitch. No 2 send quote. No3 said no tile will work on this pitch they were the only ones that measured the angle by placing a baton on the tiles and measured at around 10-11‘ , Quote received . No4 said he would fit low pitch tiles as the ones fitted are not and said he done similar before. Quote received. Any opinions would be great as not sure which would be best or right or wrong , area size is around 23-24sqm measured internally, . Measured side elevation height at 3.26 down to 2.55 and 4m wide . So around 10.5 degree . This extension is around 10 years old. I know flat roofs have come along way. would value of house be greatly affected ? are there tiles that can work with a low pitch? Thanks Thanks to you all that answered , I need to ask some questions to the roofers and then decide.

Water, snow and ice can sit on low-pitched roofs longer than of steep-pitched ones. This can lead to leaks and damage if you do not remove these elements Recommend pitch for concrete tiles is 15 personally I would go for the flat roof option it has come along way from torch on felt GRP fibreglass and Edpm membrane

Although there are tiles that say they will go this low anything below 15% Personally consider a flat roof, although for that size a rubber roof would in my opinion be the best option. Good luck Alex

Hi mark I'm levi from southwest construction. The pitch you have is to shallow for tiles the reason being when you have strong wind the water will push back up as water is already sitting on the tile as for the leak it could be leaking in different places at different times depending on the wind and angle of the rain but because of the felt under the tiles it will run it down to the lowest end where it will collect then find its path out . I would recommend not to have the tile roof repaired or worked on but remove it completely and replace with a fiberglass flat roof with a good pitch for a flat roof. It will save a lot of headache and future repair costs . Hope this helps

Hi Nico from Barratt roofing it seems the pitch is to flat and isn’t Feasible for a tile I recommend getting rid of pitch roof and re pitching it as a flat roof.Torch on felt or glass will be fibreglass will be your best two options for this I hope this has gave u a better idea Best regards Barratt roofing
