Why is 1 bedroom in my home 2 Celsius cooler or hotter depending on the season than the other?

Anonymous user 28/02/2024 - 4.05 PM

Hello. I live in a 2 bedroom (converted from 3) semi. The bedroom which was created from 2 bedrooms being combined is 3 Celsius cooler than my other bedroom. The colder bedroom is north facing and has condensation running on the plaster walls, and black mold. However aspects of the pitched roof is green, and the dormer roof has not been done properly. The downstairs aspects of the property definitely has cavity wall insulation. There are no issues within the attic and I have insulated it albeit I am not a builder. The people which owned the property before myself were useless at DIY and probably have not done anything properly given that we have had to have nearly everything they did, done again with professionals. I would like to hire a tradesman for half a day to figure out what the issue is, however I do not know which one to hire. Could someone please tell me which trade I should hire to find what the issue is, and if I should pay them for half a day or a full day? Edit1. The bedroom always gets condensation and mold in winter, we have been here for 6 years. The dormer roof is beneath the windows and above the ground floor windows. Within the pitched roof the flat roofs have been covered by a pitched roof. I presume that the former roof has been build over the existing felt. The house is a 1970's building. The other properties which face north on the same street do not have mold, so I am leaning to it being the dormer roof, however I guess a damp specialist can also tell me what the issue is and them I can hire the right person, I don't want to waste peoples time on a job that wouldn't fix the problem

Are you a tradesperson and able to answer this question?

Bit of a conundrum you have. A lot going on. I'm assuming it's an older property as well. Damp and mould etc is always a grey area I feel. I am not an expert in this area, but have had to treat it in many cases for decorating etc. I think if you can afford to, you need to get a damp specialist in first to assess why it's happening in these areas. There are different factors involved from rising damp to condensation, and bridges in wall cavities between exterior and interior walls. You really need a pro in this area to assess your issues.

This could be a number of reasons there could possibly be not the right amount of air flow which is causing it to not be able to breathe this is why you would have damp and mould another reason is your bottom course of felt could have potentially rotted away with the damp condense in the air it could drop room temp or you may have more outside wall like rear of house and pine end which are generally colder walls I would advise get a surveyor out or possibly try a roofer with a lot of experience some may charge some may give a free call out service

Hi There is a couple of factors for this to happen. 1 : north facing never gets sun to dry out or warm up 2 : this would have been very prominent last week in very cold north winds 3 : the problem is lack of insulation causing cold spots for condensation to happen 4 : solution is to insulate as best possible cavities, roofspace/ eaves (if upstairs) Summary . Very difficult to cure 100 percent
