My new GRB roof is leaking only when the ice is melting

Anonymous user 23/02/2024 - 3.50 PM

I got a new pitched GRB roofing with lead flashing at the top. My roof is fine even in heavy rain but ONLY leaks when the ice on the roof melts away for some reason. The GRB roof has gof fibreglass resin topped with gray resin. If there is hole on the roof itself then I am sure it will leak even during rain but it doesn't. Since it only leaks when the ice melts away, I think there is ice under the lead that melts into the roof that causes the leaks. Wonder why would it be icy under the lead. There is a gap along GRB roofing and the wall at the top for ventilation and the covering on top. Question is where would the leak come from, would it be from the roof itself or the melting ice that gathered behind the lead or somewhere else? Greatly appreciate your help. Thank you

There maybe some pin holes in the area or around the flat roof.if it’s raining sometime the water would just run over these as there should be a fall on the flat roof. Snow will just sit on to these holes and as it melts the water may come through.

The snow is acting as a barrier which is stopping waterfow towards the gutter or run off,. which is criticaly causing water ingress through suspect pin holes caused by poor grp coverage.

Could well be condensation, we had cols temperatures then a warm spell the best day. I'd look at your insulation first, if the roof has pinholes in the fibreglass it would leak everytime water sits on the resin.

I believe that will be condensation, with ice on the roof melting with your heating on will cause this to drip if you have poor insolation.
