New roof leaking into living room

Anonymous user 09/03/2024 - 3.32 PM

Urgent advice required, what are my options. In June I had a new roof installed on my Dormer bungalow. We enjoyed a great summer with very little or no rain. However at the end of October I noticed a dark patch on my living room ceiling. At the start of November we had quite a few days of persistent rain. This resulted in a whole section of the ceiling becoming damp, the newly plastered & painted ceiling was looking a real mess. I contacted the owner of the company that completed the roofing job, within days the he attended & stated that some of the lead had moved & he would get his roofer to sort it. He stated that the job “which would take 10 mins”. He promised the roofer would attend on the following Monday or Tuesday of the following week, (roofer no show). I contacted the owner again, once ago. I got a the story, he has been busy on another job but will attend at the weekend once again (roofer no show). For the next five weeks the owner has promised on two or three occasions each week that the roof would be sorted & a roofer will attend. Meanwhile the roofer has failed to attend & my roof is still leaking. I am fed up of false promises, excuses, lies and just bullsh1t from the owner. It is clear to me that he is not going to complete the work. On my last conversation with him he mentioned that the job will be completed at cost. So am I expected to pay extra for the repair work !!!. Can I please ask advice. What are my options, against the owner and how do I go about getting a satisfactory repair to my leaking roof. Should I persist with the owner, contacting 2 or 3 times a week, I clearly wasting my time. Should I start a court claim against him. Should I get another roofer to fix the on going problem. Should I contact my house insurance. Any advice would be appreciated, this situation is making me ill.

Was a guarantee put on the work and if so I would advise that you contact the owner one more time and ask him to put the work right within 5 working days as you have waited long enough if this dosent hapen then employ another roofing company to do the work for you and take the owner to the small claims court.

In my opinion you should definitely keep contacting the person who did your roof as obviously he/they didn’t do it correctly but if like you have said you can’t get them back as quick as they have promised and if the problem is getting worse then unfortunately you might have to get someone else in to fix the issue and again in my opinion if it does come to that then I would suggest you give the bill to previous builder and hopefully he’s good enough to pay for it considering he didn’t rectify the problem

I’d get a qualified roofer in to sort the issue and also pay extra for a full report/condition of the roof and quality. Also to have a check over the initial quote from previous company to see if they used all the materials they priced you for. Then take to a small claim court.
