Am planning to turn 1 bedroom into 2

Hello all I currently have a bedroom 3.5M x 3.5M, I would like this split in half with a partition wall down the centre and then 1 room will have a partition wall to accomadate a small hallway. The window is in the centre 1.84M wide this would need to be replaced with 2 smaller windows and made good in middle. The radiator is under the window and would be replaced with 2 smaller radiators near its current location. The carpet would be lifted before work began and room cleared, I do not require an electrician, I do not require a decorator, I do not require the doors. Could I please have some rough figures to work with whilst I'm planning and budgeting for my project. I am hoping to hire through the site immediately after Xmas. Thanks

Hi Daniel As far i can see you have a very delicated job and you do not require the most important jobs when actually they are the most important and must be done by qualified people so not really sure after you looking Most of the windows are complied with the fire regulations Plannig and building does not apply as long you wont touch the main structure (load bearings) The new partition must to meet the standads as well And the list goes on and on I can understand that you can do a few things by yourself which will low a bit your budget and that is great but in the same time make sure that what you do it will last for a while otherwise you will end up spending more that you estimated Good quality comes from many sides but first from experienced people, people/companie that can start the job from 0 and give you 150% quality and it doesnt come cheap The budget is choosing the right people I hope that will help you a lot in your project Dont have a good day, have a great day

Are you competing the works yourself? If yes, it might be easier to log on to Wickes / B&Q and obtain exact material rates yourself. If offering works out, and subject to standard of finish required, costs will vary. Based on your listing, you are budgeting at the low end, so if contracted out, then youll need materials such timber for studs walls, insulation, plasterboard, plastering, skirting, relaying carpet / new flooring, windows, radiators etc, then you'll need to consider labour and some waste. You. Could look anywhere from £3000 upwards, again subject to whether you complete the works or others. Beware, if you want cheap, you will get cheap!!
