Windows & Door fitting

Rotten wooden window frame and water penetration causing stain on ceiling below

Anonymous user 09/03/2024 - 3.31 PM

I have 2 single glazed sash windows with wooden frames which were fitted in the 1980s in a room at the top floor of my house. Both of them need painting inside and out but one of them is very rotten on the outside, especially at the bottom part of the frame. The paint is flaking off and the wood is soft. At this point there is a cable passing through the bottom of the frame believed to be a telephone cable which is no longer in use and water now seems to be penetrating the window at this point. There is a damp patch below the window and a damp stain appeared on the ceiling of the room below in the summer and it is getting worse. I have posted the job a couple of times but no-one has responded leading me to wonder whether I am selecting the right trade. Which trade should I be looking for to deal with this problem, builder, carpenter or damp and wood rot specialist? Or even a sash window company although I fear that would lead to heavy selling of replacement sash windows. I am very concerned about the water penetration and the risk of rot spreading to other timbers within my house. Is there a temporary stopgap fix that I could carry out until I can find the right person to carry out the repair works bearing in mind it is winter and the weather is likely to be rather wet for at least a couple of months. The window needs some renovation work too. It doesn’t have sash cords but I think it operates with balance springs which need replacing. Could someone advise please? Thanks

You would want a sash repair specialist who will advise on the best option but if rot is that bad you won’t get any to touch it as replacement would be the best option

A carpenter with knowledge of box sash windows should be able to Cary out the repairs and cut out and splice new timber where needed

Hi there I agree with the other comments that have been left. An experienced window specialist who knows about sash window repairs will be able to offer you various options on how to refurbish your window issues. It all sounds repairable from your description that you posted about the problem that you have with your window. It would be much cheaper to refurbish the window than to replace it. Good luck. Darren.
