Wet wall (water seeping/leaking) inside the bedroom

I have a wet wall and what seems to be water leaking/seeping into one of my rooms in my house, I have ruled out water leaks coming from inside the house because the bathroom is located downstairs next to the kitchen on the property. However, the room is adjacent to my neighbour's roof and I suspect the leak might be coming from my neighbour's roof due to poor drainage but I am not 100% sure if this is the case. I need a professional advice/opinion as to what the cause or where this might be coming from if anyone can advice. If anyone has experienced this before please advice. Thanks.

To be honest without surveying the property it’s difficult to be specific! But from the information you have given I would guess if the wall is adjacent to a roof valley or down pipe that could well be your problem! Also as a lot of older properties in the Coventry area have no cavities if the wall is north facing that could also be a factor!! Hope this helps!!

This is a typical condensation symptom, the wall will actually drip or run with water . This often occurs when the wall is particularly cold or the wall has the wrong plaster on the inside . This has happened a lot since about October this year .
