Garage conversion to new build

Hello, I'm looking at converting my garage to a house. It has got planning passed a few years ago, we put planning in to demolish the garage. Do i need to demolish the garage or can i not just build from the existing shell? As its only being extended outwards. The foundations are already in for the extended part and have been signed off by building regs. Unsure on the next steps and what building regs will check as its my first time doing a new build!

If you leave part of the old build up it will be classed as an extension and is liable for vat if you demolish and start new foundations its non vatable so some times its chaper to re build PBC.

My advice would be to remove the existing garage, the old and the new footings. The main reasons for this are as a totally new build you should qualify for zero rate vat where as if you keep any of the existing structure you are not entitled to zero rate vat. More importantly though you need to consider what you are going to do with the finished product, if you are likely to want to sell the house then you will more than likely need to provide a warranty for any future mortgage company to offer to lend funds on the new house and as it’s likely any future purchaser will need a mortgage then it is expected that you offer a warranty on the new house.
You will more than likely find that the warranty providers will not except the existing structure or the new foundations poured by yourself but you will need to contact the relevant provider for their opinion.
