Single storey rear and double story side extension, Loft conversion

We are planning for: Loft conversion Single storey rear Double storey side extension Remove suspended flooring in the current ground floor and pour concrete floor with insulation What should be the order of work if we do it in different phases? What is normally included in a quote from a builder? What should be the payment schedule? Some builders are ready to quote but when I checked companies House their companies are dissolved, should I not consider these or is it ok? We live in Buckinghamshire.

Order of work should as follows: Pouring of the concrete floor and insulating of same. Installation of the extensions framework and any associated steelwork to suit the 'opening up' works of the existing house. The attic conversion should be done last, and in my opinion, as a separate job. This is because any new supports etc required for the extensions could affect how much strengthening works is required in the loft. Any additional steel could then be rested or supported off the new supports / extensions. Builders should provide you with full breakdowns and material proving lists then a labour charge per item / sub-contractor. Hi , I have been a builder for 40 years, my best advice would be recommendation regarding who you hire as your builder is always best go look at a couple of jobs they have done try and get 3 quotes. It’s always best to do all necessary groundwork’s first if access is tight start at the rear extension and then the side 2 store extension working your way out of site is always best . All building works payments should be done in stages, never pay in advance only when the work is completed as agreed never hold back money on petty issues always work as team customers need to play there part too . Most builders aim to please customer’s as most builders have pride in what they do, if not get someone who does .

this answer is nice and short for you... To give you the most confidence it IS OK to ask for references especially on a job as large and as financially damaging this could be. Do your research on the contractors and once chosen have weekly meetings so you know how everything is going. A clear plan from day one - potential variations -contact of works- extras discussed and agreed with reasonable notice. Longer one than I thought.

If you have plans and structural calculations then the first thing to be done is all the steel work. I have been in construction for over 40 years and have found that starting from the top and working your way down, unless of corse the ground floor is unsafe then this should be done first, this alleviates any possibility of causing damage to the work that has been completed. When the ground floor over site is concreted the insulation and screed can wait until the main structure is complete and water tight. You should not even entertain employing anyone that is not registered and has at least 5 million pounds public liability. C. P. and sons construction Ltd has 10 million pounds public liability because of the size of the contracts we take on, If you chosen builder has less than 5 million you should ask them to take out an insurance that covers your project.
