Standing water on flat roof

Anonymous user 3 March 2024 - 3.44 PM

We had our flat roof replaced in 2015 with fibre glass. Since then the roof always has standing water in winter from the rain. I know BS 6229 has been quoted but all I can find on that is the changes that happened in 2018. As our roof was replaced in 2015 would the same regulations apply? Does anyone know if the 2003 regulations also stated about a fall? Also round the sides where the flat roof material meets the brick of the wall (there is a sort of facia) its warped with the sun. I think a lot of the water is getting in that way as well. Should (does) that happen or is it bad material/workmanship? Thank you in advance

Sounds like you haven't got enough fall on the roof, water should not be able to sit on the roof. If it has been like it since day one then it is the original roofers responsibility to fix. However it was built 7 years ago and I'm not sure what guarantees you got from the roofer.

depends really on what was quoted for, if it was a complete replacement of all the roof, firring strips should have been installed before new boards were secured to give a fall, most people will go for a cheaper option were it only over boarded to allow a new covering to be attached either way it should not be leaking unless there is a problem with the glass fibre coating, depending what you have in writing will depend on the roofers response. Your biggest issue now is the boards have now gotten wet meaning the only long-term solution is a full replacement good luck Alex

According to BS 6229 flat roofs should be designed with minimum falls of 1:40 = 25mm per metre. 3200 x 0.025 = 80mm over 3.2m. However standing water shouldn't affect a fibreglass roof if it is fitted correctly and it certainly shouldn't be leaking after 7yrs, we give 25yr guarantees with all our complete fibreglass replacements. I would recommend you contact your original roofer regardless of any guarantee as the product should be fit for purpose.

Roof roof should have a minimum pitch of 5 degrees , to allow water to fall sounds like they have not put the fearings on to create the fall go back to your roofer
