Leak in house: what order to do work to find cause?

Hello, we have a leak in the corner and along ceiling - wall joints in our dining room. It's below a recently re-felted flat roof. We have been advised that the cause is the old coping stones on the roof, which serves as a balcony. A roofer came to start the job of removing the coping stones but they wouldn't budge. He said the tool he'll need to use to get them off could cause the bricks below to be damaged and he didn't want to do that as he's not a brickie. We can see that a lot of the bricks below the balcony desperately need repointing, particularly in the corner where the leak is worst. We're wondering whether to start by having the bricks repointed, seeing if that fixes the leak and if not, moving onto the coping stones. Issue is, we could get the repointing done and if it doesn't fix it, we'd potentially damage the newly repointed bricks when the coping stones are removed. We're also not sure what trade we need. Is this a general building job given the task of removing the coping stones or will most bricklayers do that part of it? We also need felt to be installed under the coping stones, so that requires a roofer. All-in-all, we're a bit stuck on best course of action. Any advice welcome!

Hi Frances - sounds like a job for a builder. If there’s no obvious points of ingress on the roof (i.e. missing flashing, upstand or soakers etc.) then it will likely need a generalist to take a proper look ad try to track this down. Coping stones should have some form of waterproofing underneath them (DPM) depending on when they were laid, if they are not loose it’s likely to be a problem somewhere else as they will still be shedding most of the water that lands on them. Was the roof leaking before being re-felted? Some balconies have drainage built into the structure that can sometimes get blocked by leaves/debris, causing an overflow that could penetrate the building. Sorry I can’t be more specific but some photos might help, otherwise a general builder should be able to help you nail this source and take things from there.

Hi now the roof has been refelted take a close look at any felt upstands ( ie the felt should come up the wall a minimum height of 150mm and be tucked into a brick bed joint and be pointed and sealed accordingly if for instance the felt isn’t stuck to the wall and tucked in then this will be the cause ! If they have made a good job then all you have to do ( To save cost) is to carefully train a hosepipe on the brickwork below the copings and note any leaks occurring . If there are no leaks then again in sections train the hose pipe over the copings and see if it’s coming through in the spot which is mainly above the ceiling in question .
