CONVERTING SOME OF KITCHEN INTO A BATHROOM?

Seen a property A. Only small shower room upstairs. Been on the market a long time. Seen another similar property B similar layout already sold whereby" they have a utility room 7' 9 by 5' 2" (previously a kitchen which they have moved into a living/dining room) which leads onto a bathroom 5' 6" by 5' 2" approx 14 foot in length for utility and bathroom. Property A has a similar space but only a kitchen yet it is in total 10 foot by 7' 3". Is it feasible for Property A to reduce the kitchen size and install a mini bathroom ie within a 10 ' by 7' 3" space? There may be slightly more space.

It's very difficult to help you wit5h this without knowing more about the property. Circulation space, adjacency with other rooms and external factors all have an effect on the design and layout. It isn't costly to have space plans produced - as a basic design - just to assess the feasibility of what you want to do.

The smallest bathroom we normally design (actually it’s a shower room) is a rectangular space with a shower to one side and wc to the other with a basin straight ahead (the door is in the middle of one of the long walls). This kind of arrangement needs to be 1.0m deep by 2.5m long. If you can go up to 1.2m deep then it’s even better as it allows a nice generously sized shower. In both cases the tray would be 1.0m or 1.2m by 0.8m. There should be enough room left for a functioning kitchen!

Would you really want to as you'll end up with two rooms that are really too small? I'm assuming this is an old property and as such you could possibly divide providing you can get sufficient ventilation into both rooms and that you comply with fire regs - you shouldn't provide a room within a room without proper means of escape.
