Occasional leak
Anonymous user 23/02/2024 - 3.49 PM
Hello, occasionally, only when rain/wind/velocity correspond, myself and neighbours get water leaks at the corners of our square bay windows in our 1930's houses. No felt just roof tiles as was the norm and have stood the test of time. We appreciate water finds lowest point. Any ideas please, chimneys checked etc. Nothing obvious. Help! Thank you.

It could be from anywhere and without looking at the roof, i would not be able to give you a positive answer, and nor would anyone else. A site visit is a must on this occasion. Video footage might help. You should arrange an inspection from a good roofer who knows what he is doing.

Usual culprits are blocked gutters, eroded cement work, slipped tiles or sometimes just a moss build up. If it is mossy then clean it off and see if it fixes it. If not it could be anything, without a look, nodody will know.
