Fix diagonal cracks above windows & doors

Hi, we recently had a survey done on our house and it uncovered some small hairline (<1mm) diagonal cracks above some windows and doors. It is only above the doors / windows where the lintel is split in to 3 (decorative) parts. Surveyor believed this wasn’t subsidence. The recommendation was to fix using a helibar repair or to completely replace the lintel with one solid lintel. Just wondered whether this was a typical resolution to hairline cracks in the mortar, and whether this was a standard job, or you need an approved helibar installer to carry this out. Thanks

Hi It’s good that you have employed a Surveyor as this has identified that no costly subsidence has occurred . The cracks appear to be minor and perhaps caused by the different materials affected by thermal movement . I would say get a competent builder to install some helibars in accordance with the manufactures instructions and point up the affected areas with mortar being a best match to the existing . Yes 6 mm Hellibars ,no more than 450mm apart ,would be the way to go, cracks that develop above doors and windows are not uncommon so no need to panic.

I think this is quite normal hair line cracks can appear anywhere i would fill with painters filler easy sand and paint is the crack getting bigger ? If not don’t worry about it

I would like to see a picture of your lintel and the cracks in the mortar joints but I don’t feel there is any need for putting bars in you may need to put a new lintel in but don’t worry about the cracks
