No fines house, opening a window to a door?

Anonymous user 03/03/2024 - 3.44 PM

Is it possible to remove the wall below the window in a no fines house to make an opening into a conservatory? I don’t want to adjust the size of the opening and am assuming there is a lintel in place above the window. I just want to remove the 2ft high wall under the window to make an opening. Is this possible and any tips please? Thank you

Yes you can remove the wall as long as the opening does not exceed width of the window currently installed as the current lintle will only bare 6 inches either side.

Yes it is possible . I’ve removed a wall before in a no fine . It’s the cleaning up because if the way it breaks up . You still get the same result as any other house

In principle it’s certainly easy enough however you have to consider building control as you are now creating heat loss from the house and will require a saps Report for this, calculating the heat loss and rectifying this. Unless you install doors.

There should be no issue cutting down the wall below the window provided proper checks are made to establish if there is a suitable existing lintel in place above the window. The issue would be if you are removing the wall and window you are removing the thermal divide and you will need building regulations SAP calcs unless you are refitting an external door into the recess to replace the thermal divide.
