Loft insulation between rafters

Hi there - back once again, with another DIY dilemma for all you trusty traders :) We're purchasing a 1930's semi, with pitched roof, & looking to insulate the loft as much as possible The house has 3 sloping roof sides, appears unventilated (from what I can see), isn't membraned (ie- you can see the tiles between the rafter). Because there is nothing between the rafter & mother nature (aside from the small brown rectangular clay(?) tiles), then I thought it prudent to insulate between and directly under the rafters (2 layers in total) I wanted to ask you guys: 1) are there any building regs for doing this (as I can't find much), and if so will this need prior/post approval if I undertake it myself? 2) with no roof tile membrane, does that alter anything in terms of venting/condensation, etc (ie - do I leave bigger gaps between tiles & insulation boards, untaped joins between boards, etc) 3) are there any fixings used specially for the boards (I was just going to use screws with wide washers) 4) anything else we should consider - board thickness, brands, fitting, vents, etc Ps - we will eventually be venting the roof soffit/fascia, when we upgrade to upvc next year Many thanks for your time Mark

You should never insulate straight onto the bottom of the tiles, This roof needs to have membrane, this will mean the roof needs stripping off and renewing, before any insulation.

you need to keep the underside of the tiles the same temperature as the outside temperature or it will condensate, building regs now say a continuous 25mm ventilation on the eves or same volume in soffit vents , a clear run of 50mm between the roof and insulation from the eves to the ridge.. if you cant get that then build the rafters up with batten and you need a 5mm ventilation gap at the ridge or same volume in ridge vents. you need to check with building control on what thickness insulation u need in your area to get the required thermal value and you can install a vapor control Layer on the underside between the insulation and plasterboard as you have no felt, you basically need to stop the heat getting to the roof

The roof should be renewed with Breathable felt and if you insulate between rafters it should be counter batton

Basiclay you need to take of old rosemary? tiles and lats and start again with a breathable felt and tie that cost in with the rest of the project
