Do I need to underpin neigbour's wall that is 0.75m away?

Anonymous user 16/03/2024 - 2.48 PM

We are looking to build a small side and rear extension on our semi-detached property. The new side extension would leave 0.75m gap between our wall and the neighbour's on the detached side, as opposed to the current 1.9m gap. We are sending over our 3m excavation party wall notice, but do not want to pay to underpin their property. We believe their house has very shallow foundations due to being an 1800s built property. In your experience, is it likely with a 0.75m gap iwe will have to underpin their house if they ask for it? Thanks.

Are you a tradesperson and able to answer this question?

I'm guessing ur house is also 1800's, I would dig down to ur existing footings and then have your footings piled saving you to dig Donwn past te existing footings and undermiming them. With piling foundations you only need to dig down 450mm deep.

If undermining a footing then it should be underpinned. If coming up the side of a footing then as long as the ground is mass filled passing the bottom of the existing footing all should be well. ( would have to see it to give a a true answer) 👍

In this situation I would rely on the information provided by a registered and professional structural engineer who would provide a foundation detail drawing
