Leak where base of External Wall joins External ground/concrete

Anonymous user 09/03/2024 - 3.30 PM

Please help - previous builder attempts at fixing have ended in futile. Where the base of the external house wall meets the ground/concrete, there is a leak. This is causing water to seep in and cause wood rot in the basement ceiling joists and a lot of ants. There is a wet spot on the ceiling which has you can poke through. What type of builder could reinforce the concrete around the house to stop the water coming in. (And then repair the wood rot). there is concrete already in the gap. But I don't think it was done properly. Can a normal general builder dig it out and re-do it?

Are you a tradesperson and able to answer this question?

Tbh, it will need a close inspection 1st or maybe a photograph ti kook at to get a better understanding of the situation. Sometimes, it may need refilling the gap with concrete or a soak away if u haven't already . These r just sugestions without looking at it.

Hi there, this can all be treating by digging all the concrete up and digging down atleast 1.2 metres and applying a damp proof membrane to the outer skin then putting concrete back down. To achieve complete dry in the cellar i would recommend and stop the wood rotting i would tank the whole lot, it will be more of a usable room when complete.

Employ a local surveyor to recommend a program of works. It sounds too technical for most of these builders. You can then act on the recommendations.

This should be investigated fully both externally and internally, The cavity of the wall in question should also be checked at damp course level to see if it has been bridged by any debris. Once this has been completed then a corse of action can be put in place.
