Building control sign off

We have had a substantial extension built, including steels, footprint is approx 77sqm. Builder has been calling building control in up to the point of the steels, the roof has also had partial sign off however they wanted to inspect the padstones which we have just discovered has not been done. We are at the point now where it is all but finished, kitchen in, decorated, awaiting installation of bathrooms, however it has a number of issues in particular with the roof, after having a surveyor and on thier advice we contacted BC ourselves, we discovered that none of the build beyond steels has been signed off. My question is where do we stand? We have an officer coming out to us, and a roof specialist coming to survey the roof. I am terrified that BC will ask us to remove flooring, kitchen etc so they can view the work. I have copious amounts of photos during construction. We have retained the final payment until sign off as per the builders contract. Any help gratefully received thanks.

Speak to building control he will just deal with you.. if he needs a small inspection hole at the least offer that so it shows you have nothing to hide.. they are good but do deal with them yourself and ask him for a list of what he wants..

Building control are there to help you whatever the roblem itcan be resolved in some way you need a good builder to work along with them and have good ideas that will overcome the problems try not and stress too much

You are best discussing this with building control direct. The various photos you have used will help and assist. If you have architect specifications and structural drawings, have all of these handy. A photo can describe a lot of things, eg, an approx height of a pad stone in relation to a block, worst case scenario you would have to create inspection holes. Try not to overthink until you have directly shown, and spoken to building control. Again, if there are any problems with the roof, these can be highlighted by using architect and structural drawings. They will spec the size of timber, construction, distances and falls. Good luck

Building control are there to ensure that the build is structurally safe and meets all requirements to ensure good building practices. So in your case deal with them directly to ensure you get and receive sign off. Hope it goes well D
