Hi all,
I’ve recently moved into our new home and the skirting board has developed spots of black mould. The external wall has green mould climbing the brickwork.
I’ve been fobbed off from the site as the customer care manager is on holiday and so they aren’t willing to look at it. I have an 8 month old baby and so I’m concerned about the effects of the mould on his little lungs.
Some of the weep vents are collapsing into the cavity and so I am concerned that they haven’t been correctly fitted or have been retrofitted to pass an inspection.
Any advice would be hugely appreciated
Are you a tradesperson and able to answer this question?
The weep vents should be above windows doors etc anywhere a lintel is situated
The mould on the inside is probably more to do with the building being wet when second fixing and painting etc and wasn’t dried out properly
Find out who built them and raise a complaint with photos to customer service
Email and ask for a complaint ref

With the modern new build a number of things can collectively create problems. Cavity walls which are constructed to the standard set by build regulations should not create the type of problems we are discussing here.
If your cavity has been insulated with a rigid board is there a build up of mortar between the outside skin and the insulation?
If the cavity was constructed will full fill insulation are the wall ties fitted correctly and have they been cleaned from mortar as the build progressed?
It would be advisable to remove a brick above DPC and check what is happening in the cavity where the area in question is severe.
Further investigation would be internally. Is there a gap between the plasterboard and finish floor? Green mould is not healthy especially around young children. You could employ a independent inspector to prepare a report for you to proceed further.
