Landlord provided a fraudulent Electrical safety certificate?
Anonymous user 03/03/2024 - 3.43 PM
Hi, I am a tenant and after many months of asking my landlord, I have finally received it dated November 2021. Many of the details are wrong. It says that its a safety inspection of the home but it was actually just an installation of a switchboard. Several of the details on the certificate are wrong. For instance it says the landlord is the resident when it should have been obvious that he wasn't.

As of April 2021 landlords are legally required to have an electrical safety installation condition report (eicr) for all existing tenants. They are also legally obliged to provide a copy to tenants.
It sounds like you've got an installation certificate (eic). As you say its only for the consumer unit change then your landlord needs to get an eicr done, this covers the entire property and there are fines for failing to do so.

As a tennant you should have an up to date EICR which if you were resident when the fixed wire testing was carried out would have your name in the resident section. If their has been a consumer unit installed then this should be accompanied by an installation certificate & should also have a part P building regs certificate issued by the local authority. If the consumer unit was renewed as part of remedial works brought to light by an EICR you would have two EICRs one unsatisfactory & one satisfactory together with the other documents mentioned above.

As a landlord they should carry out a EICR, they should also provide you with a copy. If you feel as fraudulent paperwork has been done then question it & if your certain then raise it with landlord to put it right or report it. Don't put your self or family at risk with bogus paperwork

Actually every new tenancy requires a fresh EICR.
