Damp Proofing

Skirting board started to warp and come away from the wall

Anonymous user 23/02/2024 - 3.48 PM

Hi skirting board has warped and has moved away from the wall. Not sure why but big crack gap and skirting board is bowed not the whole wall though and other wall has crack on skirting board too. However the one that is warped on one side is bad. This is in the lounge. Flooring is laminate underneath that is concrete floor. Also the skirting board was fitted two years ago. It’s just happened now. Moisture content on a reading is 33 percent! Not all the skirting board is effecting only one part. Is this damp? It’s happened not long ago 2-3 weeks ago. Also the wall had a chimney breast but when we brought it it was removed. When you knock on the wall it’s like hallow in the middle. Just to mention the whole wall is a party wall connecting next door to another house which has been vacant for years. Would it be worth checking the chimney stack? This room is in the lounge though and new roof was fitted two years ago just for more info.

Timber maximum is 14% . A removed chimney will be a condition called ammonia sulphate contamination, almost no damp proofing companies will know this . It’s not rising damp or a leak . It’s salt from the old fireplace.

Hi, seeing as you have a concrete floor I would usually think it’s rising damp that’s coming up through the floor causing the moister to rise up and travel into the wall leading it to spread to your skirting board, but if you only have a solid 9 inch wall or a cavity wall it could also be coming through from the wall which is penetrating damp which is also a possibility if you have a crack in the wall that could be from movement etc. It sounds like you would need to get a damp firm in to either knock the infected area of the wall off to investigate and put back with a damp treatment, they would usually take the the wall up to a 1.5 meter hight and 400m width past the last seen area that is infected. If it is the floor then it would have to either be gunned up or made right with Pacific materials. But definitely take the skirting board off and dispose it as it is infected otherwise it could spread else where, hope this is helpful.

1 Check is the skirting made from mdf. If it is just replace it. Mdf is alot like cardboard paper when it's to dry it bends, also make sure it's secure with screws to the wall. Damp is wet moisture so the wood ,rot, not bend.
