Hi there,
If someone had their 3 bed semi-detached house rewired in Scotland, what sort of documentation / paperwork should have been supplied by the person carrying out the work? Should the home owner receive some form of written certification? Should they have also registered the work with a local authority?
I ask because my mum had someone in to rewire her house and they promised her it would come with a 'cert' and a 'guarantee'. But having paid for the work, she has received neither. I am just looking to understand what would be expected (and what is legally required) from someone carrying out this work typically.
Any advice you can give would be much appreciated.
Are you a tradesperson and able to answer this question?
An initial verification certificate? Never heard of that! I thought BS7671 was for the UK not just England? It says here a building warrant needs to be issued by the installer. Sounds the same as England. >> https://www.gov.scot/publications/regulation-electricians-scotland/pages/10/ To answer the question for the rewire you should have a test certificate but also crucially a building control compliance certificate issued by the installers competent persons scheme to show the work is fully compliant with building regs and lodged with the local authority. It's what solicitors usually need when doing their searches although often they seem to be overlooked. Just last week I looked at a home that had just been brought down here in Surrey. The new fuse board was hanging off the wall but the owners solicitors had accepted the generic paper test certificate 'issued' by the owners son! The solicitor needed the compliance certificate issued by the electricians CPS. I suggested the owner sue for compensation but she didn't seem interested.
Part P isn’t applicable in Scotland, but you should have received an electrical installation certificate with all circuits on the consumer unit listed with a full schedule of test results. As it’s a rewire, there would be a new distribution board installed which means every circuit, regardless of wether it was existing or new, should be fully tested and documented.
Any alterations on electrical work it's called minor electrical work certificate.
Any testing and make sure that that installation will pass its called EICR (electrical installation condition report)
New installation EIC (electrical installation certificate).
All certificates are designated for the industry and households to serve for purpose and inovaton.
