Cut back render so as the cracking can be viewed properly There may be heave to the ground below the cracked area resulting in the fractured building leaf If this is apparent then the foundation needs to be strengthened by underpinning and then the building fracture can be restitched together across the cracking before re-render and finish Hope this helps StedwayGB Ltd
