Best Way to Cover Bitumen Adhesive on Floor?

Hello. I’m having asbestos floor tiles removed from my 1960s house, which will leave exposed the asbestos-containing bitumen adhesive that’s currently underneath them. Removal of the bitumen isn’t really an option, so I’m wondering what the best practical solution to cover it would be? I know that screeding over it with self-levelling cement (such as Arditex Na) is one option. I was considering if I could lay an underlay and some kind of floating viny/laminate flooring above the bitumen? If so, are there any particular fabric or brand underlays that would be most suitable to place over the exposed bitumen? Thank you!

Hi there you need to overlay with ardex na latex smoothing compound. Hope this helps

The three most common non-toxic ways to seal mastic without removing is to use a cement overlay material such as Ardex, a coating-like sealer such as Fiberlock, or a sealer/primer such as PerfectPrimer or PerfectPaint.

For a belt and braces approach, I would seal the bitumen with Bona R410 epoxy resin. When it is dry, spread some fine dry sand over it and then sweep it up to prevent the underlay sticking to it long term. I am assuming that the concrete is all in good condition under the bitumen. If not, do any repair work before using the epoxy.

Best bet is to fix 4x2 timber to the floor then place 18mm ply on top to make a new floor. Then cut down any doors by 5 inches . Hope this helps! 🤣
