Not the best at explaining the situation, but here goes...... I live in a 100 year old block of solid stone terraced houses. The terrace is situated on a fairly steep incline and the planned extension is uphill to mine, which means the ground floor, back yard and planned new extension are are approx 18" - 24: higher tham mine. I already have a 2 storey cavity block rear extension and the plan is for the new extension's adjacent outside wall is to almost butt-up against the outside wall of my extension, leaving a narrow gap the width of what is not stated on the plans, but I'm guessing around just 6" - 9" and herein lies my concern. Because the floor level of the new extension is approx 18" - 24" above my floor level, obviously means that the roof will also be higher than mine by a similar amount. This means something will be needed to stop rain water from my roof entering the gap betwen extensions with potential damp issues that could involve. It looks as if my extension gutter will have to be removed and replaced with something or other to keep out any rain water, but exactly what I'm really not sure hence need some advice? I spoke to either the council planning officer, or his understudy, earler today but that was a complete waste of time as he more or less told me that they can't advise and I'm on my own...very odd I thought as they granted planning permission in the first place!! Anyway, I will be be sure to talk with my neighbour and his builder to find ot what the plans are before they start work in a couple of months time, but in the meantime would really like to know what exactly can be one to stop rainwater before I do. Also, as a secondary precaution against any potential damp issue I would like the builder to install some sort of ground drainage between extension walls and below my damp course. I am quite willing to pay for this ground drainage if the builder is willing install it and I can't see any reason why not. If you think my concerns are a bit OTT, it's because several years ago I had rainwater entry, hence serious damp issues on my extension wall, caused by nextdoor's irresponsible drainage work in his backyard so need to be sure there's a proper job done with this new extension as once it is up, it's up!! Sorry for such a long post...just hope you can decipher it ok? Is there a way to respond to any replies as it appears I was unable to when I asked another question about the footings a week ago? With thanks Thanks for that Ben, I appreciate it's difficult to say what's best without seeing the actual job. All I can really add is that the legth of my apex roofed extension is 16', which means my gutter adjacent to the new extension takes not only the one side of my extension roof's rainfall but also some off the main house roof due to the extension roof being mated into the main roof if you see what I mean.
