In what order should I refurbish my house?

We bought a 1950s semi-detached 3 bedroom house approximately 6 years ago. Having moved out of the area now, I want to ensure this (now) second property is up to rental standards before letting it out to tenants. Having spoken to a few people, they've advised it would probably be more cost effect to have a full rewire of the electrics on the property. Also, the property has a loft conversion which can't be classed as a fourth bedroom due to an unstable spiral staircase (and I imagine other building regulation requirements too). I would like to have this brought up to building regs standards so it can be classed as a fourth bedroom, especially if and when I decide to sell in the future. My question is: (1) in which order should I be looking to do up the property - electrics first and then staircase fitted for loft? or staircase fitted first and then electrics? (2) at what point would I need to contact the council to have it all passed - I don't want to create an unnecessary headache by contacting them sooner than I need to. Hi first time 👍 First step is to go on your council website. Building control and fill in a building notice form as you are making structural changes. They will inspect any work carried out by your builder and issue a completion certificate at the end . Cost £300-500 I would not imagine you would need a full rewire maybe a new consumer unit. Contact 3 electricians to quote, same for builders. Structural work first, generally we start at the top and work down. Have your plumber liaise with your electrician and builder. Better to get one firm that can do it all.plastering next then finishing 👍 Regards PB Design

Hi there, You have to contact the council first and then staircase fitting and after electrics.
