Anonymous user 09/03/2024 - 3.28 PM

I live in a semi detached house The upper frontage is of a tile construction my neighbour as decided he wants his rendered The builders have started the work and now I have tiles missing and the finish is not very good What should I do We have spoke to the neighbours and the builders have made an attempt to replace tiles but it is very bitty and patchy and as no defined line to the joining of the render they have put flashing down and silicone which is very patchy and not neat If will definitely affect the value of my property if it is not done to a amenable result to whom do I go to to ensure they complete the job properly? No conversation had taken place prior to neighbours removal of their tiles it was a complete shock If things can't be resolved we're do I go to take legal action Can anyone advise me who I should be talking with We have taken photos in stages Many thanks to those who have answered so far

Hi Yvonne, it’s best to have a chat with your neighbour and preferably with the builders while they’re still on site as the work is in progress, as trying to rectify anything once the work has been completed will be more difficult.

Chat with neighbours, show any photographic evidence you may have, try to resolve, neighbours are obliged to have discussed works prior to commencing if there was any works that may impact your property, failing that then you may have to take things further (legal) for damage caused to your property.

Works affecting your property that are undertaken by a neighbour are covered under the party wall act. It is always best to discuss and agree a suitable course of redress with your neighbour however, if this is not satisfactory then you should consult a litigation solicitor to act on your behalf. If there are any future works like this, you should have an agreement in place before commencing. Hope this helps
