Damp Proofing

Wet rot in (rented) bathroom

Anonymous user 23/02/2024 - 3.46 PM

We recently had a leak in our bathroom which prompted us to pull out the panels to look behind the sink and bath. Management sent someone to fix a leak in the sink but my greater concern at this point is the state of the wood back there. The rest of the bathroom is tiles but under the bath, behind the sink and toilet is all wood. I feel like there must have been leaks/damp way before the major sink leak because the wood is completely rotten. Some of it is so soft you can poke a utensil right through it. It looks like soil basically. I expressed my concerns to management and they said their builder isn’t too concerned for now. Should I accept this? I’m worried it could be dangerous. To explain further I’m not sure their ‘builder’ has even inspected properly. I’m going to clarify this but my suspicion is that the landlord is trying to fob me off

Are you a tradesperson and able to answer this question?

Np do not accept this. The wood will continue to rot loosing all structural integrity. Plus the trapped moisture will more than likely produce unpleasant spores which will grow. Thus giving off sporesoff there own.. All the damp and damaged wood needs removing asap.

Wet rot will not continue to decay if the source of moisture is taken care of. i.e. the leak repaired. So if the timber is now dry and not structural (like joists) then its not really urgent. However, you don't know what type of decay is present, an inspection is required to ascertain the type of decay. If it was dry rot them attention is required much sooner. If it is a private rental and the landlord is not sending anyone, maybe the council could help you hurry the landlord.

Don't accept this. It would cost you more money in the future if you ignore the problem now and leave it for later The wood will continue losing is structural integrity and give up. All the damp area and rot wood should be replaced as soon as possible.

Yes you are well within you rights to get the management company back to inspect it while it’s opened up! Just say you will not pay the rent until it’s been done properly
