New build woes.

Hi all. Looking for some independent not biased joinery advice. Moved into a new build Sept 21 and found many joinery issues (not a square corner in sight, issues with stairs etc) At a bit of an impass with the developer about a couple of issues with the stairs. We have our staircase, leading into landing with landing handrails both to left and right, doubling back onto the walls above the staircase, onto ½ newels. Me personally, my issues is both of my ½ newels over hang the wall slightly thus over hanging the stairs, it is only by 15mm on each side, but still a protruding piece of wood onto an area where people are walking up and down, my other issue is the handrail on one side doesn’t come square out of the ½ newel, it comes out at quite a tangent. Both the developer and the owners of the joinery firm they sub out to refuse to acknowledge a fault and say ‘there is no specification on where we have to put those ½ newels’ and the issue of the handrail coming out square is blamed on an tolerance with the wall, which to me is nonsense. I’ve used a square on the wall face and the newel face and they both track the same but the rail comes out at quite a jaunty angle. Initially I thought mine was the worst of the neighbours but next door, same house type, almost a quarter of her full ½ newel hangs over in the same spot, but only one side! 😫 Surely this cannot be correct? Hope I’ve explained it well enough! TIA

No it is not correct, it all comes down to when the stairs first goes in, where you fit the staircase determines where your newels go, sounds like it’s an “it’ll do moment on price work”.

The half knewell should be centre of the stair string it might over hang the corner of the wall.I have found lots like that.

If you have that many issues it would be wise to employee an independent new house snagger and even better involve your neighbours in the hiring, it may cost £200-£300 which you could claim back of the developers as it’s obviously not good workmanship/design.
