Flat Roof Bay Window and Repair

Hello, Hoping anyone that can help as we cannot get hold of roofers at the moment. We've had a survey done to the house and have been advised the following; The surveyor has mentioned the below things that need to be done urgently/recommended to be done to our new home. Our surveyor has estimated £1.5K for the flat roof replacement but he said that it might go up depending on the amount of decay!? Does anyone know what this means?! We need to sort the following will it really only £1.5K? We are in a huge rush so any help appreciated. The flat roof to the front bay replaced in accordance with current regulations and practices. Maintenance work and repairs to the chimneystack and flashings. All lead valleys and flashings need to be cleared of debris and any repairs done. The roof should be cleaned of debris and repointing and re-bedding of the ridge and hip tiles.

he is airing on the side of caution by saying your joist may be damaged, surveyors are not the best people to get prices from as they tend not to live in the real world you need a builder/roofer to check things out for you as to how much damage there actually is & hat it would cost to replace. good luck Alex

Definitely need a builder to come look and price the job and unfortunately the only way you will know the extent of the damage is by pulling things apart then you you can get a true quote on the job my experience some joist can be saved some can’t and depending on the position of the joist how difficult they would be to replace or further damage that has to be made to replace these

Not saying the answer was bad but impossible to asses any quote estimate from the information as no sizes no mention of materials etc no height or any thing - cannot quote of that information it’s impossible thanks richard

Prob a worst case Scenario from him as then there would be no comeback! Flat roof- always advise to renew deck! At most bridle existing joists with new timbers and the new deck. Valleys can always have a fast set waterproofed applied so long as the lead isn’t torn or brittle
