The annoying attic bedroom chimney breast

Anonymous user 01/03/2024 - 2.57 PM

We are a mid terraced back to back property. The chimney is not used and no intention to. We have had a new roof fitted 2 years ago. New battens, felt, flashing and tiles. We have also had the exterior chimney stack re flaunched and capped with a cowl to still let air in. And pre purchase there was patch pointing works. We are in the Calder Valley so slightly exposed to the elements. However due to recent severe rain and to much frustration still the internal part of the chimney beast is severely damp, little trickles of water and the odd drip. We didn't want to take the chimney pot down. At this point the only things I can think is the external chimney stack has porous bricks still letting water in. Or due to the severity and wind of the rain its still coming in through the cowl air vent. We had a guy out 12 months ago who said the lead flashing around the chimney seemed OK. Any help thoughts would be great

Get a second opinion on the condition of the leadwork and any raggle pointing plus pay careful attention to any brickwork pointing that may need attention also select the correct chimney pot to give ventilation but stop rain from going down into the flue Hope this helps Paul

You could try painting the chimney in a water seal

Get a second opinion on the lead as it could look ok but need some attention or potentially need re doing. Also could render the chimney stack to seal it better as long as the bricks aren’t porous as it would trap the damp. Check the chimney pot and cowel to make sure it’s suitable.

If you are completing sure that you no longer need the chimney, take it down below the tile level. Felt over with a decent breatherable membrane and tile over.quite simply it would be impossible for it to leak.
