Leaks/Water on new flat roof extension
Anonymous user 01/03/2024 - 2.57 PM
Hey everyone, i had a flat roof extension built nearly 2 years ago. The heavy rain has exposed some areas inside the extension that are letting water through. In fairness to the builders, they have been round a few times to try and "fix" this issue. Such as adjusting and cleaning the gutters. But whenever there's heavy rain, we patches always appear. i'm worrried that there's a bigger issue here. Any advice would be hugely appreciated 🙏🏼

it really depends on were its leaking, what the roof covering is, what this roof joins to, as it could be a number of different things , really without looking its impossible to diagnose the cause

The full on the roof isn’t good enough you shouldn’t have any puddles at all take of and start again

Without seeing and trying to diagnose the problem, it's quite hard to put a definitive answer on it. Here is a couple of things it COULD be.
Leaking gutters
Pin holes on the actual roof
The flashings
Incorrect fall on roof
Poor ventilation
Cold roof instead of a warm roof leading to condensation
It COULD also be that the roof isn't the problem. It might have something to do with an above window or a leak into a cavity wall.
Hope this helps in some way.
Adam.
