Leak under window sill of an upstairs bay window

Anonymous user 01/03/2024 - 2.57 PM

We have a 2 leaks under the windowsill of our upstairs bay window. The UPVC windows were replaced about 6 years ago and the facias and soft fittings on the roof above the bay have also been replaced, The leaks occur when we have severe wind and driving rain. The sealing around the windows has been checked and the internal wall under the bay was re-plastered last year when we removed a fitted dressing table only to find holes in the plaster. The fault has been going on for several years and we have tried to eliminate it by replacing all of the above. The outside of the house has been pebble dashed and painted several times over the last 31 years. Who would be the best trade person to locate the water source as we are at our witts end. Thank you

Are you a tradesperson and able to answer this question?

It may be the roof from the top of the bay normally a torch on felt roof so it may be leaking from this area sounds like it to me

Sounds like the back of the cills have not been sealed when fitting them and the water is tracking back

I think a window fitter or joiner would be a good choice of trade to look for you. Water under a window cil sounds strange on a upper bay ? This could be coursed by the cill not fitted correctly! A) tilted leaning inwards when fitted ? B) fitted with a hole or holes in the cil or the wrong type of fixing before the window frames fix on top ?! Upvc windows have drainage hole at the bottom ( the water can run though a fixing or hole, rather than running outside of the cil . C) check that a good quality sealant as been used to the bottom of the cill ? Hope this helps Paul
