New roof but leak worse than ever

We had a slight leak and our felt roof was a mess so we had a new roof put in on our ground floor side extension. £2.5k later the leak is far worse than it was, water appears to be pooling on the roof, it’s discoloured on the ceiling, cracked and beginning to sag. The roofers returned and painted on some sealant (paid extra for this!) but it’s still not resolved. I’m so worried, I have young kids in the house. Could it collapse? Why aren’t they able to resolve it and what rights do I have? This is so stressful! The roofers are apparently the best in the town here. * update .. thank you for responding. We paid for it all to be stripped back and re-boarded, remove skylight, new fibreglass roof, additional insulation. The sealant was applied to the exterior wall at the top. They have since been back and advised that they will need to build up one end with additional fibre glass. It’s obvious that it’s not completely flat, water sits at one end of the roof long after it has rained. Thanks for the advice about surveyor. Good to know that their insurance should cover, as the ceiling is wrecked now whether it collapses or not * Please don’t answer with unhelpful advice as this is a waste of everyone’s time.. this was already the higher quote, as I said they are the best in the area and it was just the extension..

whilst leaks are hard to find if the roof has been completely replaced they should have managed to resolve your leak , its kind of worrying me that they had to paint some sealant on a new roof this leads me to believe it was never done correctly in the first place, without looking its really impossible to say exactly what has been done, did they replace everything including the boards or did the just cover over the existing felt, if the ceiling is starting to sag there is every chance the ceiling will collapse, unless the joists are rotted the roof should not collapse it depends really on what written agreement you have with the roofers on what was being done for what price & if they guarantee there work, your best bet is to have a chat with citizens advice taking all the relevant paper work, then trading standards you could get an independent survey done on the condition of your roof which would cost you but maybe invaluable if you have to take you roofers to court, it would also tell you what has actually been done to the roof. good luck Alex

if the roof have been stripped off plus boards.replaced with new boards & felt .. felt flashing against wall must be finished with cement Bellcast or lead flashing. there should be no leaks in this roof. unless the roof was just felted over the exsisting felt...to come back & put sealant over new felt is wrong .plus charging extra for something that should have been done right in the first place..you say they are a good company then there shouldn't be any problems in them to come back & re do the roof..free of charge. as you have all ready been over charged. my advice is to fined out more about the company.. ref the ceiling will collapse if it get to wet ..which I would say they would be responsible for this ..they sould be coverd on there insurance . chris

My advice would be. Don’t go with the lowest price you’ve been given.cowboys know it’s easy money for them. We’ve never done a complete new fibreglass roof for less than £4500.

If this roof has totally been replaced down to the decking they should of checked if the roof had furings to create a fall so there is no puddling sound like they may of gone over existing roof and bad installation of system sound like it has not been installed the correct way because if it was that would not leak so I go with bad installation

If they were the roofers they should have fixed the problem from the first instance, they might have been some inexperienced builders where they have tried their luck with their work and it hasn’t worked. They still got away of being paid for uncompleted project, that is unacceptable
