Do specs of new build are ok ...?

Anonymous user 09/03/2024 - 3.27 PM

Hi. I have a quick question to verify if my builder can accualy deliver the work to atleast good standard. We want lean-to conservatory (3m-5m) with both side walls from concrete blocks (2.4m height), while front: french doors with dwarf walls for windows. Glass roof. This is what he need to build base and walls(and other bits like sand tools etc): Concrete footings, DPM, DPC, Strong-tie wall starters, Celotex GA4000 insolationm, screed , 100mm blocks, Stainless steel beads/bell casts, Render finish outside, 25mm insulated plasterboard skim finish inside . Just looing at above specs and i think something is wrong. Footings with initial blocks are 500/600mm deep. And now we have a wall already erected to required heights but its only 100mm thick. Will it hold the frame with glass roof/windows? Roof frame suposed to be srewed to the wall of the existing home and sides rest on top of the wall under small drop. Do wall suposed to have extra thicknes or another kind off support, beacuse what i see now its only external render left and internal insulation with boarding.

Are you a tradesperson and able to answer this question?

There are no other supports for the walls you fix the stainless steel structure that will hold the glass roof to top of walls glaze the roof then move on to insulate and board the internal

Conservatories do not come under building regulations. However a quality builder will still build you a base that is suitable for purpose it sounds to me like it is a single block wall which isn’t really suitable you should have a cavity wall built above roof height with coping stones to finish and lead flashing chased into the wall to stop any water penetration. Also a cavity wall that is insulated with a damp proof course.
