Dripping behind walls

Anonymous user 09/03/2024 - 3.26 PM

At times I can hear dripping behind the walls, one in the bathroom and one in the bedroom. They have been going on and off for a long while but no sign of water damage to wall or floor and no complaints from downstairs neighbours. Had a plumber out to investigate sound in bathroom but they could see no sign of a leak. The sound in the bedroom is more noticeable at night but can't say for sure it is not there during the day If there is a leak how long would it take for damage to show I am the top flat in a three floor building

Are you a tradesperson and able to answer this question?

That does sound really strange! If it where a water leak the signs would show fairly early, a day or two depending on how severe the leak is that is if it is a leak at all. Best thing is just to monitor it for now and what crops up.

Probably best to make some inquiries with a leak detection company. They have the necessary equipment to solve hidden leaks.

I think you should get someone in to look at it. The building could get severe damage from a leak like this, not only to your own flat but more likely to the ones below. It could take quite a long time for it to manifest itself, it will probably soak into all the timber and flooring an then eventually tiles will start to lift. Leaks tend to get worse the longer you leave them!

I had a customer with a similar problem, and it turned out to be a slight leak on a bath and basin waste pipe outside dripping onto the soil pipe. It was more noticable at night due to it being so quiet. So it's a possibility it's similar so you could look outside.
