Roof repaired new dry ridge tiles but no vents

I had my bungalow roof repaired last year all new dry ridge tiles fitted new soffits and fascia’s gutters and fall pipes replaced had two tiles replaced but I don’t have any eaves vents. I have damp in my bedroom walls and survey reads condensation in eaves. My roofer says dry ridge tiles is sufficient ventilation has had not come back to me on the matter. What do I do?

No that’s not enough ventilation within the eve’s you need soffit vents then a vented ridge system air flow needs to be consistent within the loft or damp will keep coming back

Hi Marianne The roofer maybe right in the sense it will be enough ventilation for your roof but not the eaves. Eaves vents are a very cheap and simple job to do. I would also check if there is a suitable breathable felt and vent tiles used. Hope this helps 😊

Hi Normally there should have been some vent appertures fitted in the soffit to help airflow to the eaves . I would suggest replacing some tiles with vent tiles and make sure anything stored in the loft is not crammed on top of each other. Replace 4 /6 tiles initially and give it a few weeks to settle and fit some more if needed Regards Liam

Hello, it might be an idea to get some vent tiles installed, they are around £25 each, I’d say two to each side of the roof would be plenty

A dry ridge system does not always provide enough ventilation. Soffit or fascia vents are ideally needed to provide good air flow through the roof. Fitting tile vents can also be another solution.
