Cost and steps for extension above existing single story extension
Anonymous user 28/02/2024 - 4.03 PM
We have recently moved into a property and looking at an extension above the existing single story front hall/ study. Assuming we get planning permission and the foundations are ok to just build up- What steps are involved in this type of extension? How much would it cost? Internally ceiling is partially pitched, partially flat under a lean-to roof. Area is 17m2 (4.8m x 3.5m) current ceiling height is 3.6m at tallest point.

Costs will depends on survey and requirements. Depth of current foundation, potential lintels or beams over current windows and doors etc.
What will the room be used for? Bathroom, you'll have drainage to deal with. Given the limited information, I'd say you're looking at £60-80k. That all could change drastically if need underpinning.

To get an accurate price, you need to engage an architect to produce building regs drawings, the next step on from planning drawings. They will contain the detail we builders need to price the project.
Don't bother with the m2 calculation as this doesn't work for extensions. Invest in the information first and then go out to tender.
