Gas or electric showers for a 4 bed all en-suite HMO

Anonymous user 16/03/2024 - 2.45 PM

Electric or gas showers in a 4 bed HMO? I’m at the planning/design stage for a 4 bed all en-suite HMO, I met someone yesterday and he suggested using 4 electric showers rather than going for a system boiler and cylinder. His main reason was that with electric showers, the tenants will complain less about not having cold water and the maintenance would be easier because the showers can be swapped out if issues arise. He also mentioned gas prices have gone up. Water pressure and flow was checked by the water board Flow: 50 litres per minute Pressure: 2 bar Would welcome your thoughts and advice. Thanks.

Hi, I'd be inclined to agree for similar reasons. Installation of electric showers should be cheaper and doing it that way removes the boiler as a single point failure. You could also install electric meters on each room so your tenants pay for what they use. The only issue might be having 4 showers on the same main consumer unit. You'd need to check the supply could cope with 4 running at once in case that ever happens. Thanks, Iain.

Water supply isn,t normaly a problem with electric showers its the power they draw. Normaly around 9.5kw times that by 4 and then add in 4 cookers and some electic heaters and the feed to the property will need upgrading. Not to mention the EV chargers that people want nowdays. Get a qualified electrician to come and take a look, there are some mathmatics that will need to be done before you can make an informed decision. Gas showers would need to be fitted on external walls only and they need annual servicing. Whats wrong with a gas boiler and a huge hot water tank?

No I wouldn't have electric showers from choice pressures are always not enough they scale up to quickly generally a last resort much better to have unvented cylinder with system boiler also agree 50lts a minute is wrong
