How long is the builder obligated to come back and fix faults for?
Anonymous user 23/02/2024 - 3.44 PM
We purchased a kitchen from howdens and sourced our own builder to manage the project. This person had completed work for several family members who were all happy with his work. The kitchen needed to go back to brick work with new electrics, plumbing and other bits. We have had a very small leak from the cold water pipe that feeds the washing machine which we have only just noticed as our floor boards are now soaking and peeling up. Would it be reasonable to ask the builder to come back and fix it? The kitchen has been in 7 months.

Warranties on work vary considerably so you would need to check your contract.
If its been 7 months, it seems unlikely it was the builders fault or that it would be covered by any warranty. Most will return if there is a problem, if they have, time, but will want to charge you if its not their fault. If you have a leak now, I would get a plumber in quickly before more damage is caused and debate who caused it later. If the builder is available fine but don't put it off.

Despite the kitchen being installed 7 months ago and you are just now discovering the leaks, I would still connect the installer.
Some leaks occur due to movement or excess pressure so considering 7mths has passed I would not put the ownership on the installer but I would still ask him to take a look and from the description it may just needed tightening

A professional builder should give a warranty on their work and the materials by the manufacturer. 1 year on labour is not unreasonable so should be within this period and if there is any damage caused by this leak either the builder should rectify or have insurance to cover the cost. If the fault lies with the product you can claim against the manufacturer through your own insurance.
